The first deck is five years old and was built by Don's Custom Woodworking. A building permit was applied for and issued. The deck was inspected Three times by a city inspector; (as required by Ontario building code) 1) to make sure the footing holes are 48" deep below the frost line. 2) Inspected the framing to insure it meets code and was built according to the approved plans. 3) A final inspection to check steps and grading and railings. This deck exceeds Ontario building code requirements.
The second deck is also five years old and was built by "someone" other than the owner. No building permit was obtained, nor any effort made to meet the requirements of the Building Code. The photos below show framing, stairs and railings which are obviously sub standard. The footings were not dug below the frost line and so have been heaved up by winter ice. This deck is not just unsightly. It is unsafe for the family and guests. I was asked to repair and make the deck safe. Unfortunately the only way to make it safe is to replace it. Only five years after their initial expense the owners have no choice but to pay for a new deck, and also for the demolition of the "old" deck.
